Location of proposal: The project is located southeast of the 72nd Avenue and 265th Street intersection, along a commercial access boulevard (private driveway).
Description of Proposal: The applicant is proposing a four-story mixed-use building on lot 8 of the Lindstrom Master Development Plan, which is located on the same lot as the existing theater. The building is proposed to be located on the southwest side of the existing theater. The first floor of the building will be utilized by a 190-unit self-storage business, leasing office, fitness center, lounge area, elevator, and secured tenant lobby. The second through fourth floors will accommodate 81 multifamily residential units, which include studio, 1-bedroom and 2-bedroom units. The loading dock for the self-storage units is located on the south side of the building and is only visible from the neighboring school site. The articulation of the façade is highlighted by numerous elements, such as: bay window elements, shadow boxes, knee-braces and trellises. The project will include a small pocket park and pedestrian walkways throughout the site connecting to the commercial areas of the shopping center.
Development of this parcel is the last remaining mixed-use building pad associated with the 2003 Planned Action under the Lindstrom Annexation Master Development Plan prepared for the Stanwood-Camano Village Mixed-Use Development.

Public Comment Period: This MDNS is issued under WAC 197-11-340 (2); the lead agency will not act on this proposal for 14 days from Tuesday, April 28, 2020. Written comments must be submitted no later than 4:30 pm Tuesday, May 19, 2020, to the City of Stanwood Community Development Department at 10220 270th Street NW, Stanwood, WA 98292 or via email to firstname.lastname@example.org.
Appeal Process: You may appeal this determination by following the requirements found in SMC 17.81B.710, filling out the appeal form and submitting a check for the applicable fee.
